FIRST STEPS
Know your budget before you shop
A lender pre-approval shows how much you can borrow and makes your offer stronger. Lenders usually ask for recent pay stubs, tax returns and bank statements. We help you understand the numbers, including the costs beyond the purchase price.
THE SEARCH
Homes that fit your life
We share homes that match your budget and must-haves, schedule tours, and give you honest feedback on condition, location and value.
NYC BUYING
Co-op or condo: what is the difference?
With a condo, you own your apartment as real property. With a co-op, you buy shares in the corporation that owns the building and receive a lease for your apartment. Co-ops usually require board approval, a detailed financial package and an interview; condo approvals are usually simpler. We help you prepare the paperwork either way.
THE PROCESS
What happens after your offer is accepted
- Your attorney reviews the contract and building documents.
- You sign the contract and pay the deposit.
- Your lender completes the appraisal and loan approval.
- For co-ops, the board reviews your package and may interview you.
- Final walk-through, then closing.
YOUR AGREEMENT
How working with us works
Before we tour homes together, we sign a written buyer agreement that explains our services and how we are paid, along with the New York State agency disclosure form. Compensation is negotiable.

A condo is real property you own. A co-op is shares in the corporation that owns the building, and it usually requires board approval.
In New York, buyers and sellers usually each hire their own real estate attorney to handle the contract and the closing.
