NYC Services

Specialized help for NYC-specific needs

Some situations in New York City call for specialized knowledge. These guides explain how we help with topics that come up most often for NYC owners and renters, including HPD violations, housing voucher programs, and 1031 exchange sales.

NYC-specific help when you need it

Specialized NYC services

When violations make a property hard to list, we help you coordinate the path to resolving them — and renting or selling.

We Handle What Others Won’t

Many brokerages walk away from listings with open HPD violations. We don’t. We help you coordinate the contractors and inspectors who resolve the issues and keep your path to renting or selling moving in the Bronx and across NYC. We coordinate and refer — we do not provide legal advice or perform legal work; for that, we’ll point you to the right professionals.

A plain-English overview of the rental assistance programs we work with across the Bronx and NYC — for both renters and landlords.

Programs We Work With

New York City has several rental assistance programs that help tenants afford housing. We regularly work with:

  • Section 8 — federal Housing Choice Voucher program
  • CityFHEPS — NYC rental assistance supplement
  • FHEPS — Family Homelessness & Eviction Prevention Supplement
  • HASA — HIV/AIDS Services Administration housing assistance
  • SOTA — Special One-Time Assistance
  • TBRA — Tenant-Based Rental Assistance

Program rules and eligibility change over time and depend on your circumstances — the administering city and state agencies are the authority on the specifics.

How It Works Here

Tell Us What You Hold — Privately

For renters: tell us which program you hold and what you’re looking for, and we’ll match you privately to suitable listings. For landlords: we coordinate the paperwork and inspections that come with voucher placements.

Note: to protect against source-of-income discrimination under NYC law, individual public listings on this site do not advertise which programs they accept. Matching happens privately, after you tell us your situation.

Selling an investment property on a 1031 clock leaves no room for delays. We help keep your Bronx or NYC exchange on schedule.

Coordinated to the Clock

A 1031 exchange lets investors defer capital gains by reinvesting proceeds into a like-kind property, but it runs on strict timelines — generally 45 days to identify a replacement and 180 days to close. We coordinate the real estate side to those deadlines and work alongside your qualified intermediary, attorney, and accountant, who handle the tax and legal specifics. Speed and organization matter, and that’s where we add value.
