How we support landlords

Get your Bronx or NYC vacancy in front of qualified renters, fully compliant with the FARE Act — no fee to your tenants.

Marketed, Screened, Compliant

We market your unit professionally, screen applicants, and handle the FARE Act disclosure on every listing — so you stay compliant by default. No-fee-to-tenant listings draw more inquiries and lease faster, and you pay our fee only when we place a qualified tenant. Tell us about your vacancy and we’ll take it from there.

The faster a quality tenant sees your listing, the fewer days it sits vacant.

Fill Vacancies Faster

We put your unit in front of the right renters with professional photography, accurate listing copy, syndication to the major rental portals, targeted paid social where it helps, and outreach to our pre-screened renter pool. Less vacancy, stronger applicants.

Every missed call is a missed applicant. We make sure your vacancy line gets answered.

Never Miss a Qualified Renter

We can answer your vacancy line, pre-screen callers, and schedule showings — including overflow and after-hours coverage. Inquiries get a fast, professional response, and you get organized, qualified leads instead of phone tag.

The day-to-day tenant work, handled — so you can focus on owning, not chasing paperwork.

The Day-to-Day, Handled

Our team can handle recurring tenant work — recertifications, lease renewals, and routine tenant questions — keeping things moving without tying up your time. It pairs naturally with our marketing and call coverage for landlords who want more hands-off support.

Empty units don’t earn. We get ahead of turnover so the gap between tenants stays short.

Get Ahead of Turnover

We track upcoming lease ends and start marketing well before a unit goes vacant — typically 60 to 90 days out — so a qualified next tenant is lined up with minimal downtime. Less vacancy means more of your rent roll working for you.

Open violations can make a unit hard to list — and many brokers walk away. We help you move forward.

We Coordinate the Cure

Open HPD violations, DOB issues, lead-paint concerns, or mold can stall a listing. We help you coordinate the people who resolve them — contractors and inspectors — and keep the path to renting moving. To be clear, we coordinate and refer; we do not provide legal advice or perform the legal work ourselves. For anything requiring counsel, we’ll point you to professionals.

A plain-English, high-level look at how the NYC eviction process generally works — so you know what to expect and when to call an attorney.

The General NYC Timeline

At a high level, the process generally moves from notice to petition to a court hearing, then to a judgment and, if granted, enforcement by a marshal. Timelines vary widely depending on the case and the court.

  • Court steps need an attorney. Filing and appearing in housing court require licensed legal counsel.
  • What we can coordinate. Documentation, communication, and post-judgment turnover of the unit.
  • Keep records ready. Lease, ledger, notices, and communications.
  • Timing matters. Talk to an attorney early; sometimes a self-cure is still realistic.

We can refer you to landlord-tenant attorneys in our network.

Important

This page is informational. It is not legal advice. Eviction proceedings in New York City are governed by complex statutes and require licensed legal counsel.

Voucher placements can mean dependable, on-time rent — if you have a team that knows the paperwork and timelines.

We Handle the Coordination

Mena Realty places tenants on programs such as CityFHEPS, Section 8, FHEPS, and HASA. We coordinate the program paperwork, timelines, and inspections so a placement actually crosses the finish line. For program details and a full overview, see our NYC Voucher Programs Center.

Have a situation that doesn’t fit neatly into one box? Tell us about it — we’ll help you figure out the next step.

Tell Us What You’re Dealing With

From a tricky vacancy to a building issue to a question you’re not sure who to ask, our office is a good first call. Tell us what’s going on and we’ll point you to the right service — or the right professional — for your Bronx or NYC property.

The questions Bronx and NYC landlords ask us most. Don’t see yours? Reach out.

Which voucher programs do you work with?
We work with programs such as CityFHEPS, Section 8, FHEPS, and HASA, and coordinate the paperwork and inspections that come with them.

What’s your screening process, and how fast can you fill a unit?
We market professionally and screen applicants; speed depends on the unit, price, and market, but getting ahead of turnover helps a lot.

I have an open HPD violation — can you still list?
Often yes. We help coordinate the cure and keep the path to renting moving. We coordinate and refer; we don’t provide legal advice.

How do you handle showings when I’m not available?
We can answer your vacancy line, screen callers, and run showings, including after-hours coverage.

What’s the cost — and who pays it?
Under the NYC FARE Act, on landlord-represented listings the tenant is not charged a broker fee — you, the landlord, pay our fee, typically when we place a qualified tenant.

Do you handle eviction cases?
We coordinate and refer to landlord-tenant attorneys; court steps require licensed counsel. See our Eviction Process Overview.
